When Norfolk based award winning property developer,
Emberzone, redeveloped Blofield Hall, in Blofield Heath
near Norwich, Calor LPG was chosen to fuel the 16 luxury
apartments and terraced houses created at the 19th century
property.
Located in a non-mains gas rural area, the Blofield
Hall development required a fuel that would meet homebuyers’ high
expectations. LPG’s main benefit over other non-mains
gas fuels is its versatility; it can be used for space
heating, hot water and cooking. It is the only non-mains
gas fuel which provides a real and controllable flame.
At Blofield Hall, Emberzone opted for a Calor metered
estate, where LPG is supplied to individual properties
from a single storage location. A meter is installed
in every home to measure the gas used, and is charged
accordingly. Metered estates can vary in size and can
range from refurbishment projects and new housing developments
to barn conversions and business units.
To eliminate the sight of the tank, an underground storage
system was specified. All that is visible with this type
of installation is a compact round green cover, which
gives access to the valve assembly. Being underground,
the minimum distance required between the tank and the
property can be reduced – often making siting easier.
Once the tank is buried, the area can be landscaped with
grass, flowers or shallow rooted shrubs.
Ron Livingstone from Emberzone said: “Calor was
the only choice for us when considering which type
of fuel to use. I was instantly sold on the complete
package available. The installation has been easy and
the aesthetic impact to the overall look of our development
has been minimal.
“The development is surrounded
by 14 acres of land shared between all the residents,
so it was imperative that nothing detracted from the
overall scenery. The option for underground tanks was
ideal; they were simple to install and can be monitored
easily too.”
Rachel Hodge, market development manager of Calor, said: “Rural
developers are definitely becoming more clued up about
LPG. They are finding that installing this type of fuel
makes properties easier to sell because home buyers prefer
gas – especially if they are moving from an urban
area where they have been used to the benefits of mains
gas.”
Blofield Hall was originally the home of a tea merchant
but was left in ruins after a fire broke out over a decade
ago. The 19th century building is of historical interest,
and therefore any company working alongside Emberzone
had to comply with stringent guidelines. Rachel Hodge
commented: “We have vast experience in dealing
within the constraints imposed on listed buildings, and
tailor our packages to suit each individual case.”
